A 45-60 minute walkthrough, done properly.
Step 01
Entry & safety check
We inspect the lock, handle and frame for tampering, gas smell-check, then disarm and enter.
Step 02
Climate & moisture
A hygrometer records humidity and temperature. We air the property, then check ceilings, baseboards and window perimeters for damp or mould.
Step 03
Plumbing & electrical
Every tap, shower and toilet is run. Confirm that the breaker panel and refrigeration are stable.
Step 04
Securing & checking the mail
Windows and shutters are closed. Lights and fixtures off.
Within 24h
You receive a standardised report after every visit.
6–8 photos
Hygrometer, main rooms, mail.

Every report opens with a clear status: All Clear or Action Required.

We hold alarm codes, floor plans and confidential mail. That trust is the whole business, so it's protected with the same care as the property itself.
Anonymous key custody
Keys are tagged with an alphanumeric ID (never an address or name) and stored securely. Never handed to a contractor without your written consent.
GDPR by design
Alarm codes and PINs live in a zero-knowledge, 2FA-encrypted vault. We collect only what is strictly needed and purge it the moment your contract ends.
Confidential mail handling
Official notices are scanned in high resolution and delivered through a secure channel within 24 hours. Junk with your name on it is cross-cut shredded, never binned intact.
Clear escalation
A four-tier triage matrix decides what we fix on the spot, when a trade is booked, and when we shut off the main and call you; safety and your property first, always.
